In Real Estate, Accretion is the increase of the actual landmass by gradual deposition of soil by water waves or other natural causes such as dereliction of the sea; when it shrinks below the usual watermark. It is said that Accretion is Mother Nature's gift to a landowner. In wills and succession law, Accretion means that a beneficiary of the person who died gets more of the estate than he/she was meant to because another beneficiary or heir dies without an heir or rejects the gift. Under Trust Laws, Accretion occurs when a beneficiary receives a windfall in benefits due to an unexpected event.
